Hillpark Capital, the Montreal-based real estate owner, developer and property manager founded by Brandon Shiller and Jeremy Kornbluth, has completed the sale of Alba, a newly built 248-unit rental tower in the heart of downtown Montreal. The property, developed with partner Mondev, changed hands for $107 million. The buyers are InterRent REIT and Crestpoint Real Estate Investments Ltd., two Canadian investors that have already worked together on multi-residential acquisitions in other cities. The 20-storey building stands at 170 René-Lévesque Blvd. E. and was completed in 2023, which means it had been open for only a short time when it went to market and traded. CBRE Montreal's national investment team represented the sellers. Scott Speirs, the firm's vice-chairman and practice lead for the team, characterized the transaction as one of the most significant single-asset multi-residential sales Montreal has seen in many years. That description matters because of how the Montreal apartment market is structured. Large rental towers in the downtown core are uncommon, and buildings of this age are rarer still. Investors who want exposure to newly constructed rental housing in a central location generally have a short list of options, and Alba was one of the few to appear on it. Marketing for the property began on May 14, 2024. According to Speirs, interest came mainly from institutional investors and high-net-worth buyers, and the sale was run as a two-round bidding process. A competitive process of that kind is usually a sign that several qualified buyers saw value in the asset and were prepared to put forward serious offers.

Star Shaped Glitter Sparkle (Set of 6 Colours)
Get best price for Star Shaped Glitter Sparkle (Set of 6 Colours) By Rapid Delivery Services, You can order it online at https://www.rapiddeliveryservices.in/buy-rds-products-online-10201.html

There are two sides to every rental property. There is the investment side: revenue, expenses, financing, maintenance and long-term value. Then there is the human side: the people who actually live or work in the building. Effective property management requires both. An owner who focuses only on financial performance can overlook the tenant experience. An owner who focuses only on tenant requests may struggle to manage the property sustainably. The challenge is finding the right balance. Tenant turnover has a cost. When a tenant leaves, an owner may face vacancy, cleaning, repairs, marketing, administration and potentially renovations before the unit can be rented again. That does not mean a landlord should keep every tenant at any cost. It means that a well-managed property should create an environment where good tenants have reasons to stay. Communication is one of the simplest ways to achieve that.

Treating a sick child takes more than a doctor and a hospital bed. It takes equipment that actually works, programs built around what kids need, research that keeps improving over time, and people around the family who understand what they're going through. That's the gap organizations like Just for Kids Foundation try to fill. A donation isn't just money moving from one place to another. Honestly, the real value is what it lets healthcare workers do with it - better tools, better programs, a little more room to actually help. What Just for Kids Foundation actually does. The foundation started in 1987. A group of parents got together because they wanted Montreal Children's Hospital to have the kind of equipment a modern hospital needs. That's the whole origin story, and it's stayed the mission ever since. Since then the numbers have added up. More than $15 million has gone to the hospital. Over 1,500 healthcare professionals have used the funding to improve how they treat patients. Almost every department at the hospital has been touched by it in some way. The foundation also built the JFK Sibling Park and committed money to the Heart & Hands Pediatric Clinic - two projects that show up again and again when people talk about what the foundation has actually built, not just funded.

Xo Super Dark Pencil
Get best price for Xo Super Dark Pencil By Rapid Delivery Services, You can order it online at https://www.rapiddeliveryservices.in/buy-rds-products-online-9087.html

Brandon Shiller of Hillpark Capital shares his perspective on disciplined real estate investing, risk management, and building sustainable wealth through long-term ownership strategies. In every market cycle, there is a temptation to focus on what is happening right now. Investors watch interest rates, track transaction activity, monitor economic forecasts, and attempt to predict short-term market movements. While understanding current conditions is important, some of the most successful real estate investors share a different perspective. They focus on the long term. Over the years, I have come to appreciate that sustainable wealth creation in real estate is rarely the result of a single transaction or a perfectly timed market entry. More often, it is the outcome of disciplined decision-making, patient capital, and a commitment to long-term value creation. At Hillpark Capital, this philosophy has guided many of our investment decisions. Rather than chasing trends, we focus on identifying assets with strong fundamentals, creating value through active management, and maintaining a long-term ownership mindset. While market conditions will continue to change, the principles that drive successful investing remain remarkably consistent.
